For wholesalers, flippers, landlords and builders
A year of MLS listings for one price. No commission at closing.
Buy the year up front and list each property the day it is ready. One account, one price, and the licensed brokerage where the property is puts it on the local MLS.
Free to look. See the county record, the MLS it goes in, and your price per listing before you create an account.
- Listings entered by a licensed brokerage in each state
- The same local MLS the agents use
- No commission at closing
- Shows on Zillow, Realtor.com, Trulia and Homes.com
Built for people who move more than one property a year.
One account, every state on the map. Each plan is sold by the brokerage that lists where your properties are and is good across its states. Each property gets its own MLS listing and its own paperwork, signed online by the owner (your LLC included) or, for a property you hold under contract, with the owner's written authorization.

Wholesaling, flipping or selling rentals
Every deal on the MLS for a couple hundred dollars instead of a 3% listing commission, and nothing at closing. On a $250,000 flip that is about $7,000 kept.
- Listings live within 24-48 hours, so a deal under contract hits the market the week you sign it
- One price for the year: your cost per deal is known before you make the offer
- 5, 10 or 20 listings a year, custom quotes past that; wholesale and assignment deals with the owner's written authorization, where the MLS allows

Building and selling new homes
Every home sold off the MLS without paying a listing agent 3% per house, and nothing at closing. On a $400,000 spec that is nearly $12,000 kept; across a ten-home release, well over $100,000.
- Each home live as it is ready; photos and details carry over from the last one
- Your sales office keeps every buyer conversation; the paperwork is handled for you
- Plans sized to your release schedule, 5 to 20 homes a year, custom quotes past that

Selling the home you live in
The same MLS listing an agent would make, for a flat fee plus a small amount at closing (typically 0.5%) instead of a 2.5-3% listing commission. On a $350,000 home that is about $8,500 that stays yours.
- Live on the MLS, Zillow, Realtor.com and the rest within 24-48 hours
- You set the price, approve every showing and take the offers yourself
- Your state's forms filled in and signed online; a licensed broker signs off

One payment for the year. No commission at closing. Credits are good for 12 months.
Every price is paid once, when you choose it. Prices are in US dollars and include the MLS listing for the term shown. Where a listing carries a fee at closing, it is paid from the sale proceeds only if the property sells.

What investors and builders ask.
Are listings handled by a real brokerage?
Yes. Each listing is entered in the MLS by a licensed brokerage in the property's state, under its broker's name, exactly like a full-commission listing; the property page names it before you pay. Portico Desk is the software those brokerages run on; it is not a brokerage itself.
Which MLS will my property be in?
The local one that covers the property's county. Type the address and the property page names the brokerage that lists there and the MLS it goes in, before you sign up. If nobody in the network lists there yet, it says so and takes your email.
What do I pay at closing?
Nothing. Plans pay no commission at closing; the plan price is the whole listing cost. Buyer-agent compensation, if you choose to offer any, is separate and set by you.
Do I have to offer a buyer-agent commission?
No. Buyer-agent compensation, if you choose to offer any, is set by you and paid at closing. Many sellers offer something to attract agents; it is your call.
Can I cancel?
Yes, anytime and for any reason. Listings under contract cannot be cancelled. See the refund policy for what is returned.
How do investor plans work?
One payment for the year buys 5, 10 or 20 listing credits from the brokerage that lists where you buy; the credits are good across its states. They last 12 months and we remind you before they expire; the plan does not renew by itself, and unused credits are refundable within 14 days of purchase. Need more? Upgrade to the next plan and pay only the difference, or ask for a custom quote past 20.
I'm a builder with several homes. Which option?
A plan sized to your release schedule, or a custom quote for a community. Each home is its own listing with its own paperwork, entered as it comes to market.
Price your next deal in a minute.
Type the address of the property you are wholesaling, flipping, renting out or building and see the county record, the MLS it goes in, and your cost per listing on each plan.
For brokerages
Want flat-fee listings in your brokerage? Portico Desk is the platform behind these sites.
A white-label site on your own domain, an address-first front page that turns a visitor into a listing, state forms and e-signatures, and a coordination team that enters and maintains your listings. Your name, your MLS, payments directly to your account. Portico Desk's fees are fixed software fees, never a share of the commission.
