One account, all your homes
Your team enters each home once. Floor plans, photos and features carry over between similar homes, so the tenth listing takes minutes.
Listed as each home is ready
Presale, under construction or complete: you set the status and the price, we update the MLS the same business day.
Buyers come to you
Inquiries are forwarded to your sales office by email; showings run through ShowingTime or your model-home hours.
Paperwork handled
The listing agreement is generated per home and signed online by your authorized signer. Never-occupied new construction is generally exempt from property disclosure forms, and we apply the right forms either way.

A plan sized to your release.
One payment for the year, sized to your release schedule. No commission at closing on any home.
Every price is paid once, when you choose it. Prices are in US dollars and include the MLS listing for the term shown. Where a listing carries a fee at closing, it is paid from the sale proceeds only if the property sells.

What builders ask.
Are listings handled by a real brokerage?
Yes. Each listing is entered in the MLS by a licensed brokerage in the property's state, under its broker's name, exactly like a full-commission listing; the property page names it before you pay. Portico Desk is the software those brokerages run on; it is not a brokerage itself.
Which MLS will my property be in?
The local one that covers the property's county. Type the address and the property page names the brokerage that lists there and the MLS it goes in, before you sign up. If nobody in the network lists there yet, it says so and takes your email.
Do I have to offer a buyer-agent commission?
No. Buyer-agent compensation, if you choose to offer any, is set by you and paid at closing. Many sellers offer something to attract agents; it is your call.
How many photos can I upload?
As many as your MLS allows. Professional photos are available as an add-on.
How do investor plans work?
One payment for the year buys 5, 10 or 20 listing credits from the brokerage that lists where you buy; the credits are good across its states. They last 12 months and we remind you before they expire; the plan does not renew by itself, and unused credits are refundable within 14 days of purchase. Need more? Upgrade to the next plan and pay only the difference, or ask for a custom quote past 20.
I'm a builder with several homes. Which option?
A plan sized to your release schedule, or a custom quote for a community. Each home is its own listing with its own paperwork, entered as it comes to market.
Start with one home.
Type its address and see the lot record, the MLS it goes in, and what the plan costs per home across your year.
