Your storefront
A site on your domain that turns a visitor into a listing.
A seller, investor or builder types an address and sees their property, the MLS it belongs in, and what they keep compared with a 3% agent. Then they sign up, and the property is already their first listing. Your name, your license, your profit; we built it once and it is yours on day one.
- Address-first front page, county records and a value estimate
- Your package prices, and Portico Desk's suggested plan prices or your own; your cut is fixed in your agreement
- Your logo, color and domain (or yourname.porticodesk.com to start)

What you keep on one MLS listing
If it sells for
$300,000
you keep about
$1,174
that is about $11,740 a year
An estimate for a listing that sells at that price, listing side only, after Portico Desk's fixed fees. Buyer-agent compensation, if the seller offers any, is separate, and if you also represent the buyer that side is yours too. Your exact terms are set in your agreement; we walk through them on the call.
Your margin
Keep your cut of every listing. Skip the payroll.
A flat-fee listing only pays if it costs you almost nothing to run. Portico Desk is built so it does: the listing arrives finished (photos, county record, your MLS's fields filled in, the state forms signed online by the customer), one of our coordinators enters it and keeps it current, and every status change, showing and add-on flows back to the customer without a call. Your part is the approval.
- Nothing out of pocket: Portico Desk's fee comes out of each payment, never from you
- Nobody to hire: our coordinators do the entry, the software does the chasing
- One Financials page: every payment and every fee, per listing
Investors, routed to you
Deals in your state land on your desk.
Wholesalers, flippers, landlords and builders come to porticodesk.com, type an address, and the brokerage that lists there sells them the plan. When the address is in your state, the customer is yours: the plan is paid into your Stripe account, and each listing arrives finished, waiting for your approval.
- Investors we bring, at your brokerage, under your name
- Your cut of every plan listing is fixed and paid at checkout
- Your own marketing link credits you for the accounts it brings in

You + our AI. Minutes, not afternoons.
The paperwork does itself. People step in only to enter the listing and to approve it.
Nobody types in a listing anymore.
Type an address and the county fills in the property. Photos are checked, remarks are screened, your state's forms fill themselves and go out for signature.
Then one of our coordinators enters it in your MLS, and you approve it. That is the whole afternoon, done in minutes.
No data entry. No chasing signatures. No surprises in the MLS.

Want more listings? We'll run the marketing.
Optional, and separate from the platform, which stays free of monthly fees. We make the ads and run them from your own ad account, so every campaign carries your brokerage's name, lands on your site, and the leads and the results are yours. As a bonus, your clients can buy add-ons for their own listing at your checkout, and you keep a share of each purchase.
In your name, in your market
Campaigns to sellers and investors where you list, carrying your brokerage's name, not ours.
Landing on your site
A visitor types an address on your site and becomes your listing, start to finish.
Results you can see
Your Financials page shows what each campaign produced: lookups, accounts and listings, traced from your links.
Month to month
No term, no minimum spend; we price it with you on the call.
Not every brokerage. We are choosy.
Every listing in the network carries a brokerage's name, and investors judge the whole network by the slowest one. So we check, and we say no more often than yes.
Required
- A brokerage license in good standing in every state you will list in, with a named broker-in-charge and no disciplinary action in the last five years (we check the state's lookup)
- MLS membership where you will list, or eligibility to join within 30 days
- A broker who approves listings and signs within one business day; that is the whole job on your side
- Errors-and-omissions insurance in force
- An LLC or corporation in good standing, with a business bank account to receive payments
- Portico Desk's network-wide plan prices, and the fixed fees in your agreement
What moves you to the top
- Already doing flat-fee or limited-service listings, or 20+ transactions a year
- A state where investors work: Georgia, Florida, Texas, Tennessee, Ohio and Arizona first
- Investor relationships of your own, a real brand and a domain
- Someone besides the broker who can answer a seller the same day
Approved brokerages start on a 90-day trial. We keep markets uncrowded, and a brokerage that keeps up its approvals keeps its place; let them slip and we part ways. Going live takes an afternoon: the site, products and payments, with your state's forms prepared before you start.
Questions
What brokers ask.
Is there a monthly fee or a contract term?
Not for the platform. Portico Desk earns its fixed fee per listing and per plan credit, and nothing otherwise. Ad management is the one monthly service, optional and month to month. You can stop at any time; listings already live finish on your terms.
Who enters the listings in the MLS?
Portico Desk's listing coordinators do, under your brokerage and your MLS membership. You see every listing before it goes live and approve it. If you would rather use your own coordinator, you can.
Whose name is on the listing?
Yours. Portico Technologies is a software company; every listing is entered under your license and your MLS membership.
Do I set my own prices?
Yes. Your single-home packages are priced by you. For the investor plans Portico Desk publishes suggested network prices, which most brokerages adopt so an investor sees one price list wherever they buy; you may set your own. Portico Desk's cut of each package and each plan credit is a fixed amount set in your agreement; the example above shows typical terms.
How do investors reach me?
They sign up once on porticodesk.com. When one types an address in your state, the property is routed to you, one of our coordinators enters it, and you approve it like any other listing. Your own marketing link credits you for the accounts it brings in.
How long does onboarding take?
An afternoon. Your state's forms are prepared before you are onboarded, so you can take your first listing on day one.
How many brokerages do you take in a state?
Few. We keep markets uncrowded so routing stays simple and every brokerage gets real volume, and a brokerage that keeps up its approvals keeps its place.
